Two Homebuilders Plan Subdivisions on Neighboring Properties in St. Louis County

From St. Louis Business Journal:  Two separate homebuilders are planning new subdivisions next to each other in St. Louis County.

Nearly 50 new detached houses are planned on 18.06 acres in Ellisville by development company McBride Berra Land Co., a joint venture of Chesterfield-based homebuilder McBride Homes and Oakville-based J.H. Berra Construction Co.

At the same time, about a tenth of a mile away, Valley Park homebuilder Flower & Fendler Custom Homes is seeking rezoning to build 22 detached houses on a 6.13-acre site.

Public hearings will be held separately on both plans Wednesday, Dec. 11, conducted by the city’s planning and zoning commission. Both projects are in the Rockwood School District.

The 49 detached single family houses proposed in McBride Berra’s project, called Regal Pines, would line both sides of Old State south of Manchester Road. The sites, at 300, 311, 340 and 404 Old State Road, are currently owned by assisted living facility operator Bethesda Long Term Care Inc. and under contract to McBride, city documents show. The developer did not disclose the expected prices for the homes.

That entity is connected to Creve Coeur-based nonprofit senior living organization Bethesda Health Group, which operates 14 facilities in the St. Louis area. In June, Bethesda sold its Ellisville facility located by those properties at 322 Old State Road to New Jersey senior facility operator Green Tree Healthcare Management.
