St. Peters Business Park Lands a 491,000 sq ft Distribution Facility

From St. Louis Post-Dispatch: A 491,252-square-foot distribution center is the latest facility lined up for the levee-protected Premier 370 business park in the city’s Mississippi River floodplain.
The city Planning and Zoning Commission last month approved the new development proposed by Scannell Properties of Indianapolis. Board of Aldermen approval wasn’t needed.
The tenant for the facility has not been publicly identified, but Scannell Properties builds distribution facilities for FedEx, the Memphis, Tenn.-based shipping giant. A FedEx spokeswoman said Friday the company won’t comment on any project “until all the details have been finalized.”
Julie Powers, St. Peters director of planning, community and economic development, said the facility is slated for the east side of Spencer Road and the south side of Premier Parkway.
Powers said talks are underway on a possible property tax abatement package tied to employment levels. Any tax incentive package requires aldermanic approval, she said.
Premier 370 was stalled for years by a court fight with an environmental group and St. Charles County government that ended in 2012. But in recent years the development has picked up momentum.
