From St. Louis Business Journal: Construction is accelerating at Olia Village, the $1 billion mixed-use redevelopment of the former Bayer campus, with developers advancing a new round of retail, restaurant, office and residential projects.
Developers of the project, at 10300 Olive Blvd. in Creve Coeur, won approval last week for the first vertical construction at the 96-acre project site other than the Schnucks grocery store under construction.
The Schnucks and neighboring retail are scheduled to open around October 2027, said Matt Pfund, president of Jack Matthews Development, the Wood River, Illinois, real estate development firm that is co-developing the site with Edwardsville-based real estate investment and development firm Fireside Financial. Pfund is the founder and president of construction firm Pfund Construction, also based in Wood River.
The Olia Village project has been in the works for more than four years. An entity tied to Fireside purchased the site in 2022 for nearly $55 million. Bayer has consolidated its operations at the campus to use less space after acquiring the campus when the German ag giant bought Monsanto in 2018.
Developers say the project has gained significant momentum in the last 90 days. A developer signed a contract to build townhouses at the site within the last week, Pfund said. Leases and letters of intent have been signed, but the firm is not yet disclosing tenants.
The roads inside the property, expected to be completed in late November, have opened access to development parcels across the site, Pfund said.
The Schnucks is the largest project so far, and will anchor the retail district. The 68,000-square-foot store will replace the St. Louis-based grocery chain’s 58-year-old nearby location.
“Just a ton of momentum is happening,” said Pfund. “A lot of things are really starting to take off for us.”
