From Mid Rivers Newsmagazine: At the June 13 City Council workshop, Planning and Development Director David Woods presented a preview of four Planning & Zoning Commission (P&Z) items to be reviewed July 3. Asked after the workshop, Woods confirmed that all four of the items will be voted for approval at the P&Z meeting only and will not need to come before the council.
Caledonia Flats is a proposed five-story mixed-use building that would be located at 211 Rush Way in the Streets of Caledonia development. The undeveloped property is located next to the existing Barron Swim School and across the street from the recently approved Caledonia Cambia Hotel.
The building would have 15,200 square feet of retail space for lease on the first floor, with the four floors above containing apartments. The plan includes two two-bedroom and 22 one-bedroom apartments per floor, for a total of 88 one-bedroom and eight two-bedroom, a grand total of 96 apartments.
Additional parking spaces would be built next to the swim school and also along the frontage road near Interstate 64.
The owner-operator of Caledonia Flats would be the same as the Caledonia Cambria Hotel, and apartment residents would have access to the hotel’s restaurants and recreational golf business.
This building would be 65 feet tall, higher than the current maximum of 50 feet for C2 zoning.
A bill introduced at the June 13 Council meeting would modify that height restriction. Proposed new wording would stipulate that P&Z may allow additional height to a maximum of six stories where it is determined that the additional height will not adversely impact the surrounding land uses, and the building height will not interfere with the St. Charles County’s emergency microwave communications system.
