New Apartments to be First New-Build on Delmar Loop in Years

From St. Louis Post-Dispatch: Construction has started on a five-floor, 259-unit apartment complex on Delmar Boulevard in the place of the old Craft Alliance building.
Local on Delmar, at Delmar Boulevard and Leland Avenue, will have a mix of studio, one-, two- and three-bedroom units. It’s the Delmar Loop’s first new-built construction project since 2019.
Construction is slated to finish by summer 2026.
“I think the Loop is such an interesting, vibrant, creative community,” said Brandt Stiles, founding partner and co-CEO of St. Louis-based Subtext real estate firm, the developer on the project. “It’s really one of the most walkable and pedestrian-friendly areas that we have.”
Subtext specializes in developing housing for college students and young professionals. The company has built nearly two dozen projects worth more than $2.5 billion across the country over the past 10 years. Local on Delmar is just the second project Subtext is building in its hometown.
