Mass Timber Apartment Project to Start Construction Downtown in 2026

From St. Louis Post-Dispatch:  The developer behind a “mass timber” apartment project in Downtown West said construction will start early next year.

The project, called The 314, will feature 287 apartments, 15,000 square feet of commercial space — including a restaurant with views of the nearby Energizer Park — and about 373 parking spots at 2100 Locust Street, near the soccer stadium.

St. Louis-based AHM Group said the building will be made from mass timber, cross-laminated timber that is gaining popularity in U.S. because of its sustainability, natural wood aesthetics and potential to save real estate developers money with a shortened construction schedule.

“It will be a great marquee landmark for Downtown West,” said Brian Pratt, AHM principal.

The $145 million project will be the centerpiece of AHM Group’s plan for new apartments and commercial buildings across 3 acres on Washington Avenue and Locust that the company has spent several years piecing together.

Pratt said the neighborhood has seen an influx of energized investors that have been hands-on managers since they’ve arrived; his own company recently relocated to the neighborhood. That new investment has started to change the area, he said.

“You can see it in the number of people down here, the number of people walking their dogs and choosing to live here,” Pratt said. “We’re looking to build on that daytime population.”
