Forum Drone: Chesterfield Mall Demo Update

This week Forum drone photographer Louis Kelly, owner of Drone Eagle LLC gathered images of demolition on the Chesterfield Mall.
Demolition began in October on the 50-year-old mall. The demo will allow the Staenberg group to develop the $2B “Downtown Chesterfield” project. The project will include 2,700 new residential units plus offices, grocery, restaurants and other uses which will occupy millions of square feet.
TIF financing of $352M will cover public improvements to infrastructure including roads, sidewalks, utilities, and parking. The entire project is expected to take about 10 years. Demolition will be finished by mid-2025, with site grading and paving to follow.
Demolition crews began taking down parts of the shuttered mall Tuesday morning, launching what will be a yearslong process to transform the site into a 90-acre, high-density hub in west St. Louis County.
“The initial phase of development — slated to include 4.5 million square feet of buildings over 10 years — will include about 2,363 residential units, which the developers envision as being multigenerational and creating a community.
The developers first proposed the project in 2017 and acquired the property in 2020.
