Aldermen Give Final Approval To Magnolia Ridge

From Webster-Kirkwood Times: After more than two years of discussions, reviews and revisions, Des Peres’ first multi-family development, Magnolia Ridge, was approved by the Des Peres Board of Aldermen.
The complex is on 6.45 acres at 13431 Manchester Road, east of Sam’s Club. The five-story building will have 182 units with 4,000 square feet of retail on the first floor. Amenities will include a resort-style swimming pool, fitness center, outdoor kitchens, entertainment areas, a hotel-inspired lobby and a coffee area.
Developer Barn Owl LLC, a Dan Thies and Sam Koplar partnership, proposed Magnolia Ridge. The development received board approval for a rezoning request from commercial to planned mixed use in June 2023.
Notable changes from the preliminary plan include increasing parking spaces from 289 to 295, and relocating the swimming pool from the west to the south side of the development where it will not be seen from Manchester Road.
The board had previously approved buffer setbacks separating the building line from the adjacent residential area of Town & County.
Thies said the developers wanted the “blessing of the board” before proceeding with construction drawings. Magnolia Ridge received unanimous approval at the board meeting on Monday, July 22.
